Why have your home inspected?

The purchase of a new home is usually the single most costly investment that we make in our lifetimes. Along with the extra stresses this will add, there is also the question of the home soundness. It is also important to know what you, as the primary investor, are getting for your money. Our inspection is an excellent tool to help you determine not only the condition of the home, but to also help foresee any immediate unnecessary additional cost that may go unnoticed without the help of a home inspection. Inspections are not a prediction of future performance, but can pinpoint existing problem areas.
What will the inspection cover?

Why can't I have someone in my family who is very handy or a contractor, inspect my new home or property?
This is the biggest mistake many potential buyers and sellers make. Although the person you are considering may be very skilled, they are not professionally trained as home inspectors, they don't have the experience behind them that is aquired by full-time home inspectors, and usually lack the critical specialized equipment utilized during an inspection. Home inspection expertise is a unique discipline, and like no other. It is quite common for contractors, engineers, realtors, and other trade professionals to hire a licensed home inspector to inspect their own potential homes.

How much notice do I need to give when requesting an inspection?
Call us as soon as you are contemplating having the home inspected. We realize that purchase offers are often contingent on the home inspection, so we make every effort to conduct the inspection within your time constraints.
Should I be present during the inspection?
Whenever possible, we recommend that you be present and accompany the inspector during the inspection. With you there, we can show you any defects and explain their importance as well as point out maintenance features that will be helpful in the future. If you cannot attend, rest assured that the inspector will function as an advocate for you during the inspection, and do his very best to convey the property conditions to you in the report.
How long will the inspection take?
Most inspections take about 2 to 2 1/2 hours of a steady pace for the on-site inspection portion. This is followed up by a minumum of another hour at the office preparing the report. These times may vary depending on the size, age and condition of the home.
When can I expect my report?
Unless there are extenuating circumstances, you will receive your report the same day as your inspection. We inspect the property, give the report binder and book to you, and then return to our office to prepare the report, import photographs, and make recommendations. The completed report then gets emailed to you and anyone else you designate. For safekeeping, you can then place the report in the binder that you received earlier at the inspection.
Do you carry insurance?
Yes, we carry insurance and are NYS licensed (#16000008092). We will gladly supply written proof of licensing and insurance upon request.
